Can I change my property advert after I have added it?

Yes you can. Simply log in, click on ‘My Offers’ and select your property to edit any of the details or photos that you wish to change.
I have tried to create an advert but it says that it is unable to create my offer, why?

To create an advert you must at least provide an advert title, property description and the country that the property is located in (which may not always be the country where you live). If you do not enter this information you will be expected to enter all of these details before you can successfully create an advert. Click on the link which will take you to the first occurrence of an error.
Why does it ask for translator information when creating an advert?

This is optional. The idea is that it allows enquiries to be sent to someone else acting on your behalf who can understand different languages. You can also specify their skype name so that potential buyers can contact the translator by skype. If you fill in this information, the enquiries will be sent directly to the translator, and NOT to your email address. So only fill this in if you want to enquiries to be received by a nominated translator (which could be your friend, relation, professional company who you have made an arrangement with).

This is an optional plan that shows how the building is positioned within the plot of land and how it is situated with relation to the neighbouring plots.
What does ‘reception room’ mean?

Reception room is a common term used in the United Kingdom to represent a room that guests are entertained in. Therefore if you have a living room and a dining room you would have 2 reception rooms.
What does the property size mean?

The property size is the built-up area of the property. The actual area of living space.
This is typically expressed in square feet in the United Kingdom and the United States - but in many other countries is expressed in square metres.
What does the land size mean?

The land size is the size of the whole plot of land that the property resides on.
Or if it is an advert for land, it represents the total size of the land plot. Land size is expressed in different units, depending on the conventions of the host country and also based on its size. In PropertyDragon.com you can enter sizes in square feet, square metres, acres and hectares.
What if I don’t want to show the full address on PropertyDragon.com?

You simply leave the option ‘ Display street name in advert?’ unchecked when creating the advert. This will ensure that the property number and street address are hidden when people view your advert.
What are the options ‘New Homes’ and ‘New Commercial’ for in section B?

If you plan to sell either a new residential building or a new commercial building select these options. The building can be either new or off-plan (sold in the planning stage).
Is there a limit on the number of photos, or size of a photo, I can upload?

Yes, we allow up to 6 photos per listing. We believe this provides enough visibility of any property you wish to advertise.
The maximum size of a photo you can upload is 10MB (Megabytes). If you try to upload an image larger than 10MB, it will be ignored. For example, if you try to change one of your existing photos to a new photo, and nothing happens, it may be because you have uploaded a photo greater than 10MB.
Another common problem when you try to change an existing photo to a new photo, is that the photo does not appear to have changed. This is most likely due to either:
(a) Exceeding the 10MB limit on the new photo, or
(b) Caching of the original photo in your web browser. You should check your internet settings. For example, in Internet Explorer, go to Tools-Internet options-Settings. The Check for newer version of stored pages option should be set to Every visit to the page, and not Automatically, for example.
Why are there details about rental income on the advert?

If a property can be rented out or is currently being rented out, filling this information in allow investors to understand whether this makes a good investment or not. If you are able to fill in this section it could potentially attract investors to your property.
The quick search page on PropertyDragon.com has an option for investors to find properties that provide a particular rental return (expressed as a percentage). This is called the gross rental yield. When you enter the sale price, and the rental details (monthly rental income), PropertyDragon.com automatically calculates the gross rental yield for your property.
If you do not currently have a tenant in the property, you should seek the services of a property company to assess the monthly rental income that your property could obtain, and enter this information in this section. Potential buyers, attracted by your property, who view the rental information may seek some proof of income or potential income, so it is important that you are as accurate as possible here.
What is the difference between standard and premium adverts?

A standard advert will only appear if it matches a buyer’s search options. It will be displayed in the 'search results' and could be positioned on any page, depending on the number of properties that match the search options. So it could be on page 1, but could equally be on page 20 if there are many search results. In other words, its position in the search results is not fixed.
Featured properties (premium adverts), on the other hand, are displayed in a ‘featured properties’ section on page 1 of the search results (from a property search) at random, for potential buyers interested in your country. It is therefore a more prominent advert that is likely to be seen by more people.
Because featured properties (premium adverts) always appear on the top of the search results, they are more prominent, and the cost of purchasing a premium advert is higher.
When I create a property advert, there seems to be a lot of information I have to provide. Is it necessary to fill in all the sections?

Not at all. One of the reasons we have a comprehensive set of questions for you to answer, is to allow buyers to find a property that is more suited to their needs. By providing more information about your property, you are helping buyers who search for properties on PropertyDragon.com, who ideally want as much information as possible to help their decision making.
If you wish, you can simply provide the advert title, country where the property is located and a short advert description. If you dont set the sale price it will default to POA (Price on application). This means that when you receive enquiries through PropertyDragon from interested parties, you will inform them what the price is when they ask.
You don’t even have to add any photos if you don’t want to – but by doing this you may be making it less attractive to buyers who use this site to find property. Photographs help a lot during the decision making process, especially when there arent many details.

The charge is fixed, and is a one-off fee for the advert. There are no additional, or hidden fees. However, VAT will be charged at 20% if you are a tax resident individual in Bulgaria. This will be clearly indicated on the payment page before you confirm your purchase.

First, register with PropertyDragon.com, stating clearly whether you are an estate agent, developer or other company. Then, you can either start creating adverts immediately, paying for each advert as you go, or you can choose to purchase a subscription code and upload as many property listings as you want during the validity period of your subscription. From our homepage, you can click on the 'Subscribe Now' link to purchase a subscription code.
If you have purchased a subscription code you can either use our upload utility to transfer properties from your own property database,XML file,XML feed or Excel file(s) to PropertyDragon.com. You can add as many property listings as you wish during the validity period of the subscription code you purchase. Once you have registered, you will have access to a Setup Guide, that explains fully how to setup the upload utility, so that you can transfer your property listings to PropertyDragon.
Alternatively, you can just use the form on our website to add each property, one at a time, and pay for each property you add using one of the payment methods provided.

PropertyDragon.com aims to be very competitive, and provides subscription options that allow companies such as yours to advertise as many properties as possible at a fixed price. Adverts themselves will remain active beyond the expiry of the subscription period, but you will not be able to add any new properties until you renew the subscription code. You can, however, continue to edit or update the information for any properties you have added to the site.
To subscribe, there are options for 1 month, 3 months, 6 months and 12 months. Here are the rates:

What is the upload utility for?

Recognising that many companies who sell property have a software system with properties already stored inside, we have developed a utility that allows you to transfer properties from your existing system to PropertyDragon.com. We have tried to cater for as many options as we can, and currently support the following databases:
MySQL, Oracle, MS SQL Server, Sybase, PostgreSQL, SQLite, Foxpro, Frontbase, ADO and Informix.
If you have an XML file or you maintain your XML information on a web server as an XML feed, we can support that to.
In addition, we provide support for Excel spreadsheets (for smaller companies that do not work with databases), so that you can upload property data from your spreadsheet directly into PropertyDragon.com. If you are using a database that is not in our supported list, then you can also try to export your data to an Excel file, or comma separated list file, and save it in Excel, before using it with the utility.
With our unique utility you can transfer property data, photos and other property related documents (e.g. floor plans in pdf format etc).
How do I use the upload utility?

First of all, check that your database is one of our supported database types.
MySQL, Oracle, MS SQL Server, Sybase, PostgreSQL, SQLite, Foxpro, Frontbase, ADO and Informix.
Then purchase a subscription code. A subscription code allows you to upload as many properties as you want during the subscription period. You can purchase subscription for 1,3,6 and 12 months and should select the PROPERTY ADVERTISING option on the green menu bar, select the option within that category called ‘Subscription plans’. You will then be able to purchase a subscription code by selecting the subscription period, and the start date (when you want to start uploading properties).
After you have purchased the subscription code, go to the PROPERTY ADVERTISING option on the green menu bar, and select ‘Setup upload utility’. Here you will specify the information for your property data information (either database information, Excel file name, XML file/feed etc). You will be taken to a form where you must map your data format to PropertyDragon.com by defining which tables/fields in your data format contain the information requested. You DO NOT have to fill in all of these mappings, ONLY the ones that apply to your system.
After you have mapped the properties, you are ready to start uploading the properties. To do this, go to the 'PROPERTY ADVERTISING – Upload properties' option on the green menu bar. What happens if there are any problems during upload?

Unfortunately, no. We have specifically designed this utility to be used by companies who need to upload multiple property listings and photos to PropertyDragon. If you have registered as an individual/investor then you will not have access to the upload utility. However, you can easily create your adverts using the online form provided in the PROPERTY ADVERTISING section.
Can the upload utility be used to add many adverts for products, services or events?

No. The upload utility has been specifically designed for companies who need to transfer property offers and associated photos to PropertyDragon.com. Advertising of products,services and events is less likely to have the bulk upload requirement and you can use the simple online forms in the TRADE ADVERTISING section to create your adverts.
How much does it cost to use the upload utility?

The upload utility can be used as and when required, after you have purchased a subscription code. Currently, subscription codes can be purchased for a period of 1,3,6 or 12 months. During that time you can use either the upload utility or the online form in the PROPERTY ADVERTISING section to add property adverts to PropertyDragon.com.
Why is there a 'date added' field on the property upload form?

The idea behind the date added, is to allow you to control which properties you upload to PropertyDragon.com based on the date added to your system. This allows you to, for example, only upload properties that were added since the last time you used the upload utility. This 'date added' field does not apply to XML files/feeds.
When I try to upload properties it says that my subscription code is invalid, why?

Subscription codes are all 16 digits long and you must enter your subscription code in exactly the same format as it was provided to you (ie. when it was sent in the email). To make it easier, you should copy and paste the subscription code from the email that we sent you to avoid making a mistake. Another reason why you might be receiving this message is that your subscription code has expired. Again, if you check the email we sent you, it tells you when the code expires. If it has expired, simply go to the PROPERTY ADVERTISING menu option on the top 'green' menu bar, and select 'Subscription plans'. You can then pay to extend your subscription code for another period of either 1,3,6 or 12 months.

What do I do if I forget my password?

If you have forgotten your password, just click on the 'forgot your password' link at the top of the home page, located to the right hand side of the password box. This will display a new screen, where you can enter your email address. Please ensure this is the email address that you used when you registered with PropertyDragon.com. After you have entered your email address, click the SEND button. Provided your email address is valid, we will send a new password to you by email. You can then change your password after you have logged on by accessing the 'My details' option on the red menu bar.
What if I want to change the email address associated with my PropertyDragon.com account?

If you want to change the email address that you used to register with PropertyDragon.com, you will have to send a technical support request from the contact us page. You cannot amend your email address from the 'My details' page for security reasons.
How do I change my personal (registration) details?

You can amend your personal details by logging on to PropertyDragon.com and accessing the 'My details' option on the red menu bar. Once you have clicked this option, you will be able to edit the majority of details as required. If any information is displayed in grey, it means that it cannot be edited. For example, you cannot edit your email address or your user category. If you do need to change any of these protected details please send an email support request from the Contact Us page.
How can I change my password?

Provided that you know your current password, you can change your password by logging in to PropertyDragon.com, accessing the 'My details' option, and then entering your current password on the lower section of the screen - and typing your new password in twice, in the indicated places. After you click the 'update details' button, your password will be updated immediately [provided your current password is correct]. If you have a problem changing your password, you can request a new password by following the procedure - what do I do if I forget my password?
During registration, there are 2 buttons at the bottom, one for 'finish' and one for 'continue' - which one do I press?

If you want to register quickly, just press the 'finish' button. If you have a little more time, please press the 'continue' button. Pressing 'continue' will ask you for more personal details, such as your date of birth, address - and if you are a company, you will be asked for your company details, such as VAT number etc.
If you are registering as an estate agent, property developer or other company, please provide your company details, including your company number, VAT number etc, where appropriate.
What are the benefits of registering with PropertyDragon.com?

What is a directory listing?

PropertyDragon.com allows companies (and individuals) the ability to create adverts for either products, services or events that are associated with the property industry. This directory listing is displayed automatically at the bottom of the buyer, seller and advertiser pages. Users can also display the directory at any time by invoking one of the options beneath the TRADE DIRECTORY menu option (on the green menu bar).
The directory listing displays three 'buttons' next to each other called Services, Events and Products. Next to this is a drop down box for the country. So, to display services in the United Kingdom, you simply click the 'Services' button, and pull down 'United Kingdom' from the country list. You will then see a directory of services within the United Kingdom.
For example, you may see:

Financial Institutions[1]
Surveyors [30]
Viewing trips [0]
etc.
In this example, it means that there are 3 adverts for mortgages in the UK, 1 advert for financial institutions etc. If you want to see the adverts for mortgages, you simply click on the Mortgages [3] link. You can then view a summary of each of these adverts, and click on any of the adverts for a more detailed description.
Here at PropertyDragon.com we believe in making it as easy as possible for you to get to the information you need. This is why we have developed this unique navigation tool, which is as easy as A,B, C!
A - Select whether you want to see products, services or events
B - Select the country you are interested in (from the drop down box)
C - Click on the category that interests you (you can see if there are any entries by looking at the value in brackets, to the right)
Thats it. You can then see all the adverts for the particular category and country that you are interested in.
How do I create a directory listing?

To create a trade directory listing, you must be registered with PropertyDragon.com, so first ensure that you register. After you have registered, simply log in, and choose the option TRADE ADVERTISING from the green menu bar. Then, on the drop down menu choose whether you want to advertise a product, service or event.
The form will be split into 3 parts - A, B and C. You will already have selected option A, which determines that you want to create an advert. Next option B will show what type of advert you want to create. If you used the TRADE ADVERTISING menu, this will already be set. So all you need to do now is create your advert text in section C.
The price for the advert will depend on whether its for a single country or for multiple countries (for product/service adverts), and
it will depend on whether its for a single venue or for multiple venues (for event adverts).
The first option in part C, then, will be for either a single or multiple advert. There is a different price for each.
You then provide a title for your advert, a full description, select the category that is most suitable to what you are advertising - and optionally enter any additional information or links to your website, if required. Finally, click the CREATE AD button and make the payment.
How much does it cost to create an advert?

Creating an advert depends on:
(a) what type of advert you are creating (for a product, service or event), and
(b) whether its a single or multiple advert.
A product or service can be advertised either for a single country (that its available in) or for multiple countries (that its available in).
If your product or service is only available in one country, then you should purchase a SINGLE advert. However, if your product or service is available in other countries, then you can choose the multiple countries option, and select all the countries that your product/service is available in from the country list.
When a user selects the country from the directory listing, your product/service will appear in whichever countries you have selected.
You should remember that the idea is to advertise products/services that are AVAILABLE in that country. It is not meant to be abused by adding the listing to every country. If you are found to be advertising a product or service that is NOT available in a particular country, then PropertyDragon.com have the right to remove the listing from that country (or countries).
If you are creating an event advert - an event may occur in a single venue, or it may have multiple venues. Again, the cost of a multiple venue event is higher than a single event. At the point that you create your advert, you should fix the number of venues, as this cannot be updated later on.

NOTE: Product and Service adverts are valid for a period of 1 year, after that you have the option to make another payment to renew the advert for another year. Event adverts, due to their nature, advertise events at either fixed points in time or fixed durations. PropertyDragon have the right to remove these adverts only after all venue dates have expired.
Whats the difference between a product, service and event advert?

Each of these adverts is meant to cover a different sector of the property related market. PropertyDragon.com aims to provide on-demand advertising for its clients, in areas that assist clients during the buying, selling, or renovation of their property.
Products cover a range of items that clients can purchase, that relate to the property market. It includes such items as kitchens, furniture,alarm systems, roof materials, bricks, tiles and even property books and magazines. So its also available for media companies to advertise their property related publications, in the associated countries.
Services cover property related services provided by companies/individuals. These include: mortgages, builders, gardeners, diy shops, accountants, legal advice (for lawyers), pensions, home insurance and many more.
Events cover property seminars, property exhibitions, development launches (eg for new apartments) and property roadshows. These are typically targetted at property developers, and organisers of exhibitions around the word for the property market.
What does it mean when it asks if I want to create an advert for a single country or multiple countries?

It means that the advert you create will either appear in the directory listing for a single country (that you specify when you create the advert) or it will appear in the directory listing for multiple countries (that you specify when you create the advert). You should ensure that the products or services that you advertise only appear in country listings that they are available in.
For example, if you are advertising bricks/tiles as part of your UK business, and you only sell them in the UK, only create a single country advert. This is because your product only exists in the UK. If someone is looking for bricks/tiles in Australia, they dont really want to be looking at a company that is based in the UK. If they wanted to buy bricks/tiles from the UK, then they would select the UK from the country list, and look there.
How can I pay for these adverts?

You can pay for these adverts either by Moneybookers, Paypal or by credit card (Visa / Mastercard). You will be prompted for payment after you have finished creating your advert.
If you dont complete the payment, your advert will still be created, but it will not be active (not displayed on the website). You can, however, manage the advert from the 'My adverts' section on the red menu bar. If you havent paid for the advert yet, you can click the 'activate' link and then choose to pay for the advert. Once the advert has been paid for it will be activated and displayed on the website.
When I select multiple countries or multiple venues, why does the mouse pointer change to an hour glass?

If you choose either 'multiple countries' (products/services) or 'multiple venues' (events) then the screen has to momentarily reload, because the information you need to fill in for a multiple country/venue is different from what you fill in for a single country/venue.
So when you see the hour glass cursor, simply wait for the hour glass to disappear. Once its gone, you can continue filling in the form.
I cannot see where to enter information about the venues when I create an Event advert?

When you create an Event advert, the last part of the form (07) asks you to enter the number of venues. You will only be asked for the details of the venues when you have specified the number of venues and clicked the ENTER VENUES button. After clicking the ENTER VENUES button the screen will be refreshed with a new form, where you can fill in the details for each venue. This will include the venue name, location and date/time related information.

Once you have registered, you will have an administration panel (red menu bar) where you can manage your payments, view existing payments, pending payments, view invoices and print invoices. This is under the 'My payments' option of the red menu bar.
I just want to search for properties, can I do this without registering?

Yes, you do not have to register if you only want to search for properties. However, you will not have any facilities to contact the seller directly, or chat with the seller on Skype if you are not registered.
To search for properties, you can either search from the Quick search page (when you first enter PropertyDragon.com) or from the Advanced search page, when you click the 'Advanced Search' option on the Quick search page.
Registration is free, so you have nothing to lose by registering with PropertyDragon, and you will gain many benefits.
I am an investor and I want to find rental properties, how can I do this?

You can search for investment properties either from the Quick search page (when you first enter PropertyDragon.com) or from the Advanced search page (accessible from the 'Advanced Search' menu option). In both cases, you will have the facility to specify the percentage rental return (gross rental yield) range you are interested in. When you click the SEARCH button, PropertyDragon.com will search all the properties that have a current rental return or a forecast rental rental - and present these to you in the search results - displaying the percentage rental return (rental yield) in the search results. You can then review the detailed information on any properties that interest you. For people who want to invest in overseas property this is an ideal feature.

When you first enter PropertyDragon.com you are on our Quick search option. This is for the convenience of those who wish to quickly find property to buy. The simple search form allows you to very quickly find properties that meet some simple criteria.
Just specify:
(a) what you want to buy,
(b) where you want to buy,
(c) how much you want to spend
Its really as easy as A,B,C! Click SEARCH, and we will present all the matching properties. You can use PropertyDragon to search for homes, new homes, commercial property, new commercial property or land plots. So its also ideal for self builders who are looking for a plot of land to build their house on.
If you want to register, you can do this from our Quick search option (when you enter the site) by clicking on 'Register' on the top of the page. Alternatively, if you want to perform an advanced search, click the 'Advanced Search' option. If you want to create a property advert, click 'Add a property for sale' - and if you want to create a property related advert (for a product, service or event) click on 'Add a trade'.
There are no properties when I perform a search, why?

Why does the payment page show payment in euros, but credit card payments are shown in leva ?

All payments on PropertyDragon.com are advertised in euros. When you move to the payment pages for Visa/Mastercard credit cards, the payments are displayed in Bulgarian currency (leva). This is due to PropertyDragon.com being the trademark of a Bulgarian company, residing in Bulgaria - and the company's acquiring bank for Visa/Mastercard (in Bulgaria) only permit payments in the Bulgarian leva (BGN). The amount , in leva, is converted from euros to leva according to the fixed pegging rate of 1.95583. i.e. 1 euro = 1.95583 leva.
If I have the reference code for an advert, how can I quickly find that in PropertyDragon?

Throughout most of PropertyDragon, in the top right hand corner, you will find a box with the text 'search by reference'. If you copy and paste the reference code of any advert into this box and click the GO button, the advert will be retrieved instantly. This applies to all adverts, whether for property, products, services or events. However, this must be the PropertyDragon reference code. You cannot currently use the agents own reference number for searches here.
Do I have to set a sale price, or can I set it to POA (Price on Application)?

When you create a property advert, you can leave the price unset, or set to 0 - and this will display as POA on the website. This means interested buyers/investors will request the price from you instead.
When I see the Trade Directory, the area beneath it is empty, why is this?

When I print an invoice, it displays extra information from the web browser on the top and bottom of the page, how do I prevent this?

This is due to the way that web browsers work and cannot be controlled by PropertyDragon. You can, however, temporarily prevent the header and footer information from being printed if you access the File - Page Setup option from your web browser and ensure that the Header and Footer sections are blanked out or set to --blank-- depending on which web browser you are using. Then proceed to print the invoice in PropertyDragon, and after you have finished reset the Header and Footer sections in your web browser to their previous settings.
